"Dusit Ajara Hua Hin" is setting a new benchmark for sustainable residential living under the concept of "Sustainable Well-Being" with seven in-depth analytical perspectives on the potential of Hua Hin through the lens of senior leaders from leading organisations, including Siam Cement Group (SCG), CBRE Thailand (CBRE), Arkitektura, Architects 49 (A49), P Landscape, and hospitality services from Dusit Thani Hua Hin. The project reinforces confidence in the development of luxury residences that respond to the concepts of Multi-generational Living and Pet Friendly living, under the campaign "Behind Dusit Ajara: Commitment in Action". It aims to genuinely elevate quality of life while highlighting Hua Hin's strong development momentum and the continuous growth of its real estate sector, particularly in the Branded Residences segment, where supply remains limited, but demand continues steadily, driven by quality standards and long-term investment potential, offering yields of up to 7-9%.
Ms. La-ead Kovavisaruch, Managing Director, Dusit Estate Company Limited, said "For more than 75 years, Dusit International has been a leader in the global hospitality industry, consistently raising service standards through a distinctive fusion of luxury and Thai heritage. Today, we are extending this expertise into the development of branded residences. The success of The Residences at Dusit Central Park reflects both the potential and commitment of the Dusit Group in expanding into the ultra-luxury real estate market. At the same time, we place strong emphasis on Well-Being Living, encompassing both physical and mental health, as well as fostering a positive community for all ages and generations, including those living with pets under our 'Multi-generational Living & Pet Friendly' axiom. 'Dusit Ajara Hua Hin' is developed on over 20 rai of land in a 'Low Rise, Low Density' format comprising only 96 units, with more than 60% dedicated to expansive green spaces under the concept of 'Bridging Oasis', designed to harmoniously connect nature and architecture. We have also brought Dusit's core strength in hospitality into the residential context, delivering a seamless transition from hospitality to everyday living."
Ms. La-ead added that "This project embodies the concept of 'Sustainable Well-Being' across both residential quality and long-term investment value, articulated through seven key dimensions presented by executives of leading Thai enterprises, each bringing expertise in their respective fields. These include SCG on sustainability; CBRE Thailand on market potential and investment; Arkitektura on fully furnished residences through the Caracole brand; Architects 49 and P Landscape on integrated architectural and landscape design; and Dusit Thani Hua Hin in delivering
five-star hospitality to residential living. This collaboration not only enhances residents' quality of life but also strengthens market confidence in ultra-luxury investment developments."
Mr. Wachirachai Koonamwattana, Chief Sustainability Officer, The Siam Cement Public Company Limited, commented "We are proud to be part of 'Dusit Ajara Hua Hin', which reflects a genuinely sustainable approach to property development. While SCG has long been recognised as a building materials developer, we have expanded our role to provide comprehensive solutions covering spatial design, smart technologies and sustainability to enhance residents' quality of life in every dimension. For this project, we have adopted the Fitwel standard, developed by the United States' Centers for Disease Control and Prevention (CDC), from the outset of the design phase under the 'Fitwel: Low Rise Residential' framework, marking the first such project in Asia. Fitwel focuses on designing spaces that promote residents' health and well-being daily, both physically and mentally. This ensures that residences are not merely aesthetically pleasing, but spaces that genuinely enhance long-term quality of life. We have also selected environmentally friendly materials and solutions under the 'SCG Green Choice' label, reducing environmental impact, improving energy efficiency and minimising waste in both production and usage processes. This approach integrates climate resilience, circular economic principles and well-being in a balanced manner. Furthermore, we prioritise long-term building performance in energy usage, resource management and maintenance, ensuring the project delivers sustained quality of life over time. This project clearly demonstrates that sustainability is not an added feature, but a foundation established from day one to create value for residents, the environment, and the future of the city."
Ms. Artitaya Kasemlawan, Head of Residential Project Sales, CBRE (Thailand) Company Limited, spoke about the potential of Hua Hin and the investment opportunities under the Dusit Ajara Hua Hin project "Today, buyers are no longer focused solely on property ownership; they are placing greater importance on 'quality of everyday living'. The Asia Pacific (APAC) region is emerging as a key global hub for Branded Residences, with Thailand currently having the highest number of Branded Residences in APAC. Overall, the Branded Residences market in Thailand continues to demonstrate strong growth and is fast becoming a new benchmark for residential living, as it offers assurance in terms of quality, service standards and long-term management. Dusit Ajara Hua Hin delivers a further key point of differentiation beyond luxurious design and world-class hospitality services, a holistic design concept that encompasses quality-of-life standards across every dimension of living. This approach clearly strengthens consumer confidence. Regarding the property market in Prachuap Khiri Khan and Phetchaburi provinces, on the supply side (according to the Real Estate Information Center), as at the end of 2025 there were no new condominium launches, resulting in a balanced level of supply in the residential market. When focusing specifically on Branded Residences projects, supply remains limited while demand continues steadily. Gross rental yields are in the range of 7%-9%. Furthermore, Hua Hin holds strong potential as a destination for long-term living or as a second home, supported by continuous government infrastructure development aimed at elevating the city towards Smart City status. Including the development of Hua Hin Airport to accommodate increasing future travel demand, and the intercity motorway project designed to alleviate traffic congestion on Rama II Road and significantly improve travel convenience and speed between Hua Hin and Cha-am. Dusit Ajara Hua Hin is not merely a luxury development; it represents the elevation of a project into a lasting legacy, one that creates distinctive differentiation and delivers long-term value to its owners."
Mr. Pipat Patthananusorn, Area General Manager, Dusit Thani Hua Hin, stated "For Dusit, Hua Hin is not merely a destination, but a relationship for more than 30 years. Throughout this time, we have welcomed both Thai guests and international visitors from around the world, including families who return time and again across multiple generations. This reflects the enduring charm of Hua Hin as a place people do not simply visit but choose to return to spend their time and live their lives. With 400 metres of long, tranquil private beachfront, combined with internationally recognised service standards, Dusit Thani Hua Hin has grown alongside the evolution of the city and developed a deep understanding of those seeking long-term quality of life. 'Dusit Ajara Hua Hin' is developed on part of the hotel's grounds, formerly known as 'Dusit Resort & Polo Club', a polo field that once welcomed visitors from across the globe and has now been thoughtfully transformed into a residential development designed to meet contemporary lifestyle needs. This project represents a natural extension from hospitality to residential living, bringing over 75 years of Dusit's signature Gracious Hospitality into everyday life. It delivers comfort, meticulous attention to detail, and continuity of service over the long term. In addition, professional hospitality services and rental management are provided to ensure both value and peace of mind for residents. The inception of this project also marks a new chapter for the area as a mixed-use development spanning more than 100 rai, capable of comprehensively serving both tourists and residents. Most importantly, Dusit Ajara Hua Hin reflects Hua Hin's transformation from a leisure destination into a true place for living."
Regarding the project's architectural design, collaboration was undertaken with Architects 49 Limited. Mr. Somkiat Lo-chindapong, Deputy Managing Director, explained the design approach that "Every project begins with a thorough understanding of its context. For 'Dusit Ajara Hua Hin', we asked a fundamental question: how should architecture respond to the way people live in Hua Hin? Hua Hin is not contextually a metropolis, but it is a place with distinctive characteristics in terms of climate, natural surroundings and a more relaxed rhythm of life. The design challenge therefore lay in achieving a balance between openness and climate protection, especially sunlight and wind, while also creating a strong sense of arrival alongside genuine everyday functionality and comfort. With a site area of over 20 rai and only 96 units, we were not constrained by density. Instead, we were able to design spaces with continuity, openness and a natural sense of comfort. The design prioritises working in harmony with nature, orienting buildings to capture prevailing breezes, maximising natural daylight while minimising heat gain, and creating shaded transitional spaces between interior and exterior that are practical. In terms of master planning, we adopted a user-centred approach, focusing on clear circulation, appropriate spatial proportions and seamless connectivity from the project's entrance through to the residential areas in a natural and continuous manner. We believe that good architecture is not defined solely by aesthetics; it must support real-life functionality, provide comfort and endure over the long term. Ultimately, the architecture of this project does not stand alone. It has been designed to work in conjunction with the surrounding landscape, fostering a sense of openness, connection and overall harmony. The placement of buildings carefully considers views, privacy and spatial balance across the entire development. In the end, architecture is something residents live with every day, and it must serve them accordingly."
The key challenge in designing a large-scale green area covering more than 60% of the project, or the "Bridging Oasis," was highlighted by Ms. Hathai Rojanasripairot, Design Director, P Landscape Company Limited, explained that "For 'Dusit Ajara Hua Hin', landscape has not been treated as a secondary element, but as an essential component of daily living, one that influences movements, emotions, and the everyday experiences of residents. From the outset, our concept was to create a true Bridging Oasis, an oasis that meaningfully connects nature with residential living. It is not simply about providing green space, but about shaping an environment in which people can genuinely live. The challenge at this scale was not merely to increase the amount of greenery, but to ensure that space carries meaning and remains practical and sustainable in the long term. This required careful consideration of Hua Hin's context, the natural growth of planting over time, environmental sustainability and the needs of residents across all generations. The landscape has therefore been designed as an integral part of the master plan, working in tandem with the architecture to shape circulation, create shaded outdoor environments and enhance livability by moderating temperature and improving overall comfort. The communal areas, which form the heart of the project, have been designed to support shared living across generations, from the courtyard linking all buildings together, to open lawn spaces beneath mature trees complemented by a mini amphitheatre for activities, as well as a jogging track and covered walkways seamlessly connecting each building. There are also dedicated children's areas designed in line with developmental principles, pet friendly spaces that enable harmonious co-living, and a loop pool that integrates multiple functions, for exercise, relaxation and shared family time across all age groups, including the elderly and those who prefer lighter or appropriately scaled physical activity. However, the essence of an 'oasis' extends beyond physical design; it lies in the feeling it evokes. This space has been conceived to cultivate tranquillity, relaxation and a sense of connection, with nature, with others and with oneself. Ultimately, a well-designed landscape is not merely something to be seen, but something residents can live within and truly feel every day."
Mr. Somchai Akkarawittayapoom, Managing Director, Arkitektura Company Limited, stated "We have collaborated with the Dusit Group continuously for many years, and the key to our partnership has been alignment in vision. At Arkitektura, we prioritise design that is simple yet rich in detail and refinement, reflecting an enduring sense of timeless aesthetics. The brand's identity lies in elevating minimal style with clarity and distinction, through the careful selection of high-quality furniture and materials, the creation of open and airy spatial arrangements, and the balance between modernity and classicism. This approach aligns seamlessly with Dusit's philosophy of delivering a residential experience that transcends time. For 'Dusit Ajara Hua Hin', every unit has been designed as a Fully Furnished Residence, ready for occupation from day one. Each element has been meticulously curated, from furniture and materials to functional details, ensuring continuity and coherence across every dimension of the interior environment. Our collaboration with Caracole, a luxury furniture brand from the United States, completes this concept through its 'Relaxed Luxury' design language. The aesthetic conveys understated elegance and comfort, achieved through refined simplicity that harmoniously blends classical and contemporary influences, supported by fine craftsmanship and attention to detail in every component. This comprehensive approach reduces complexity for buyers and delivers a fully realised residential experience, enabling residents to begin living immediately while maintaining consistent quality standards and cohesion throughout the development. Furthermore, the design has been conceived with long-term functionality in mind, ensuring residents can live comfortably and experience a true sense of spatial harmony every day. Every element has therefore been thoughtfully prepared, so that each moment of living can begin seamlessly from the very first day."
"All of this reflects the seven-dimensional perspective through which the potential of Hua Hin has been analysed under the 'Dusit Ajara Hua Hin' project. The development aims to elevate residential standards through the concept of 'Sustainable Well-Being', creating a lasting balance between quality of life and long-term investment value.
At present, the project's sales gallery has been completed and is now open for viewing at Dusit Thani Hua Hin. Meanwhile, the project has received approval of its Environmental Impact Assessment (EIA) report from the Office of Natural Resources and Environmental Policy and Planning (ONEP), and construction has commenced in line with the planned schedule. Completion and handover are anticipated in 2028. This project not only reflects Dusit's commitment to developing ultra-luxury real estate but also marks a significant step forward in raising the standard of residential living in Hua Hin to a new benchmark for the long term," Ms. La-ead concluded.
